LOCATION: Approximately 12 Miles South of Muskogee, Oklahoma off U.S.

UNIQUE QUALITIES: This 5,462.87 m/l acres is a combination of two
ranches: Hay Hook Ranch, 1,658.65 Acres m/l and Butler Creek Ranch, 3,804.22

LAND/PASTURES: Excellent pasture grasses with Bermuda, Fescue and

WATER: The Butler Creek Ranch has numerous Stock Ponds and Two
Creeks. Hay Hook Ranch has 14 Earthen Ponds the provide abundant livestock
water and excellent fishing and winter duck hunting. 3 miles of rural
piped water lines along the north, south and west sides of Section 22 provide an
excellent opportunity for rural home site development now or in the

Fishing. There is a Hunting Lease on the Butler Creek Ranch that pays

cattle, if the cattle are not sold with the ranches. The Hay Hook Ranch
