    LOCATION: Approximately 12 Miles South of Muskogee, Oklahoma off U.S. Hwy 64.

     

    UNIQUE QUALITIES: This 5,462.87 m/l acres is a combination of two ranches: Hay Hook Ranch, 1,658.65 Acres m/l and Butler Creek Ranch, 3,804.22 Acres m/l.  The Ranches can be bought together or individually.

     

    LAND/PASTURES: Excellent pasture grasses with Bermuda, Fescue and Native grasses and Bluestem hay meadows.  Land is approximately 70% clear with the balance in timber.  Good, deep soils of Bate, Dennis, Taloka and Parson Silt Loam.

     

    IMPROVEMENTS: Two older Homes (considered of little value) and One Modern Foreman's Home; One Metal Shop Building with Cattle Working Pens Under Roof; Two Sets of Corrals, excellent Steel Corrals at the Headquarters in Section 23 and one in Section 16; Grain Bin (3,000 Bu); Circular Steel Bin; Some New Steel Post and 5 Barbed Wire Fencing with the balance being older fencing; Four Barns for Feed and Hay Storage and an Older Barn and Shed, 24'x80' Frame; and a Butler Metal Bldg. 24'x32' with concrete floor.

     

    CARRYING CAPACITY: 700 Cow Units total on the combined ranches; 400 on Butler Creek Ranch and 300 on Hay Hook Ranch.  Pastures need to be weed sprayed about every year and carrying capacity and hay production can be significantly increased by fertilization.  If additional timer is cleared from the land, an additional 100 Cow Units could be added.

     

    WATER: The Butler Creek Ranch has numerous Stock Ponds and Two Creeks.  Hay Hook Ranch has 14 Earthen Ponds the provide abundant livestock water and excellent fishing and winter duck hunting.  3 miles of rural piped water lines along the north, south and west sides of Section 22 provide an excellent opportunity for rural home site development now or in the future.  Both Ranches has Rural Water available at Headquarters.

     

    WILDLIFE: Abundant Deer, Turkey, Quail, Ducks and Excellent Fishing.  There is a Hunting Lease on the Butler Creek Ranch that pays about $10,000 per year.

     

    MINERALS: About 1/4th of the Minerals will be conveyed with the Butler Creek Ranch.

     

    COMMENTS: Both ranches will require time after closing to remove cattle, if the cattle are not sold with the ranches.  The Hay Hook Ranch has been continuously owned and operated for 50 years as a cattle ranch.
