LOCATION: 12 miles South of
Muskogee, Oklahoma off U.S. Hwy. 64. Turn right on 93rd St. then go west
two miles to the northeast corner of the ranch of Section 9. The ranch is
fences with green post.
LAND/PASTURES: Grasses are both native and Bermuda
grass and fescue grasses. Large pastures cross-fenced. Bulldozing of
timber done to clear some of the pastures. Land is about 40% timber.
Primarily in the creek bottoms and adjoining hill land. One thousand acres
or more can be baled for hay.
IMPROVEMENTS: There is one modern ranch foreman's
home. One metal shop building with cattle working pens under roof.
Four barns for feed and hay storage. 75% of the ranch has new steel post
and five-barbwire fencing. Balance needs fencing repaired.
WILDLIFE & RECREATION: This is the very best
deer hunting land. Lots of wild turkey, quail, and mountain lion are
present, black bear and wild hogs. The creeks and ponds provide good
fishing. There is a hunting lease that pays about $10,000.00 per year.
CARRYING CAPACITY: This is regarded as a 400-cow
unit. Pastures need to be weed sprayed about every year and carrying
capacity and hay production can be significantly increased by
fertilization. With timber clearing of more land, an additional 100 cow
units can be added.
MINERALS: About 1/4th of the minerals are included
and will be conveyed. There is one active gas well at present and others
are planned.
WATER: Numerous stock ponds and two creeks provide
abundant water for cattle. Rural piped water is available at the
headquarters.
TAXES: Ad-valorem taxes are about $1.75 per acre.
POSSESSION: Subject to negotiation; sellers will
need time to remove cattle if cattle are not purchased separately from the
ranch.
