Multi-Parcel Combination Auctions (Click here for more Details)
Only Auction companies with state of the art computer systems can conduct an effective Multi-Parcel Auction
Multi-parcel auctions have a distinct ADVANTAGE to Buyers & Sellers.
This allows Buyers to choose and bid on specific tracts or COMBINATIONS of tracts within a large property.
The availability of smaller parcels increases the number of bidders, which results in higher prices for Sellers.
Disadvantage to a NO COMBINATION auction:
5 tracts, Bidder A has $200,000 and wants tracts 1 & 3 (1 has paved frontage & 3 is behind 1).
Bidder B gets High bid of $125,000 and gets his CHOICE of all tracts, B chooses Tract 1.
(Bidder A does not bid higher because he does not know if he can get Tract 3)
Tracts 2,3 & 4 sell for $50,000 each.
(Bidder A goes home angry for wasting a day with $200,000 still in his pocket and the Seller is short $25,000.)

Alliance Land Auction was formed out of a necessity for the land marketplace. Professional Land Brokers realized that the auction method of marketing was a viable and extremely successful method to sell land. Utilizing the services of other auction companies they were unsatisfied with the lack of personal service and commitment to the land owner. At the same time, professional auctioneers saw the opportunity to sell land by auction, but lacked the level of real estate expertise they felt was necessary to provide their customary level of service.
When these Professional Land Brokers and auctioneers came together they brought with them a high level of expertise from their respective industries. As they discussed the possibility of starting an auction firm that specialized in agricultural, recreational and development land it became evident that they were merging two professions that had very different philosophies for a common purpose – they were forming an Alliance!
Just as our founders formed an alliance between two industries, Alliance Land Auction strives to form similar alliances between buyers and sellers, in the most ethical, knowledgeable, and professional manner possible.

The Auction Process
How Can You Benefit from the Auction Method
of Marketing Real Estate?
AUCTION ORIENTED TARGET MARKETING
Just the word "Auction" evokes action in the minds of potential buyers. With Auction Marketing you have the ability to take a rifle approach to marketing those qualified to purchase your real estate. Auction Marketing is the only type of marketing that can place your property upon a pedestal above all other properties that are competing for your buyers' time, money and attention and force them to take immediate action.
FORCED MARKET REACTION
With an auction the date of sale is pre-determined. As the seller you establish the terms and conditions of the sale, the date of the auction, and the closing date. Because the seller establishes the terms of the auction it forces the buying market to respond and react accordingly.
SELLER HAS CONTROL
Many selling methods put the buyer in control of the selling process, starting with an asking price and negotiating down with little or no pressure of time to close. With these methods the true competition is between sellers who are competing and searching for a limited amount of buyers. With auction marketing the competition is among the buyers, negotiating and bid up - financially competing for your property. With an auction the seller predetermines any terms on the sale and does not allow buyers to place the property in a holding pattern with contingencies.
PUBLICLY CONDUCTED TRANSACTIONS
With a publicly attended auction all buyers are participating with the same terms and conditions as their competition. Everyone plays with the same rules on the same day, eliminating any suspicion among potential buyers.
SPEED OF MIND
Knowing when your property will sell brings peace of mind. Once you agree to proceed with an auction, your property will normally be sold within four to six weeks. You not only save holding costs, but close quickly and return your money back into a productive investment. With the Speed of Mind an auction brings you can confidently plan and make commitments knowing that your property will be sold for the highest price available on a certain date.
MULTIPLE PARCELS (Click Here for more Details)
Few firms have the computerized horsepower to offer land in multiple parcels. Multi-Par auctions offer a major advantage in marketing large tracts of land with the ability to divide the large tracts and offer them in several parts, as a combination or in its entirety. Utilizing this method of auction marketing the marketplace is allowed to determine whether the property is most valuable in parts, as a combination of parts or as a whole unit. Dividing a property and offering all the alternatives is very manageable at an auction, because all interested buyers are in one place at one time. Another advantage to Multiple Parcel Auctions is that it is easier to find many buyers with a smaller financial ability and allow them the opportunity to evenly compete against large corporations and/or syndicates - thus resulting in a higher sales price for the seller.
