This allows Buyers to choose and bid on specific tracts or COMBINATIONS of tracts within a large property.
The availability of smaller parcels increases the number of bidders, which results in higher prices for Sellers.
Disadvantage to a NO COMBINATION auction:
5 tracts, Bidder A has $200,000 and wants tracts 1 & 3 (1 has paved frontage & 3 is behind 1). Bidder B gets High bid of $125,000 and gets his CHOICE of all tracts, B chooses Tract 1. (Bidder A does not bid higher because he does not know if he can get Tract 3) Tracts 2,3 & 4 sell for $50,000 each. Alliance Land Auction was formed out of a necessity for the land marketplace. Professional Land Brokers realized that the auction method of marketing was a viable and extremely successful method to sell land. Utilizing the services of other auction companies they were unsatisfied with the lack of personal service and commitment to the land owner. At the same time, professional auctioneers saw the opportunity to sell land by auction, but lacked the level of real estate expertise they felt was necessary to provide their customary level of service.
When these Professional Land Brokers and auctioneers came together they brought with them a high level of expertise from their respective industries. As they discussed the possibility of starting an auction firm that specialized in agricultural, recreational and development land it became evident that they were merging two professions that had very different philosophies for a common purpose – they were forming an Alliance!
Just as our founders formed an alliance between two industries, Alliance Land Auction strives to form similar alliances between buyers and sellers, in the most ethical, knowledgeable, and professional manner possible.

Utilizing this method of auction marketing the marketplace is allowed to determine whether the property is most valuable in parts, as a combination of parts or as a whole unit. Dividing a property and offering all the alternatives is very manageable at an auction, because all interested buyers are in one place at one time. Another advantage to Multiple Parcel Auctions is that it is easier to find many buyers with a smaller financial ability and allow them the opportunity to evenly compete against large corporations and/or syndicates - thus resulting in a higher sales price for the seller.
